An 18th Century Manor House in Burgundy
With separate fully furnished guest house and vast outbuildings
Featured in several international magazines after careful restoration, the manor opens onto a large walled garden. The fully separate three bedroom, three bathroom cottage looks onto unspoilt countryside. The property is situated on the edge of a small hamlet in Northern Burgundy between Langres and Dijon, on the border of three different regions: Burgundy, Champagne-Ardennes and the Franche-Compté and is within easy reach of shops, restaurants and places of interest.
The Manor House was built as a hunting lodge by a nobleman at the beginning of the 18th Century. It has living space of about 300 m˛ which can be extended further and opens onto a beautiful walled garden (4200 m˛). There is a large garage and other outbuildings.
The vast rooms downstairs have original ceilings, stone floors and stone fireplaces and two original staircases at each end of the house, leading to three large bedrooms and two bathrooms. The ground floor comprises an entrance hall, sitting room, dining room, a large country kitchen, second staircase, wc and utility room. Two unfinished bedrooms and one bathroom are on the second floor.
The Cottage has a total living space of about 220m˛ and is privately situated apart from the manor house, facing south west towards a hillside scattered with peacefully grazing white Charolais cattle. The furnishings in the cottage are included and together with the whitewashed beams, big stone fireplaces and original stone floors, give the house a peaceful sense of timelessness and continuity. The meadow opposite the cottage ( 4500 m˛) belongs to the property.
The ground floor comprises a hallway with an armoire, a double sitting room, a large country kitchen, a utility room, boiler room and wc.
Upstairs, a hallway leads to three bedrooms, each with en suite bathrooms.
There is a large barn and garage with further space that could be converted into a studio.
In both houses, the roofs, wiring and plumbing systems have been completely redone. A photographic record with full description and plans can be sent on request.
Each house can be sold separately. The Manoir House at €500.000 euros. The Cottage at €350.000 euros. The whole property is: €850.000 euros.
